MEET DAVID KINNARD
David Kinnard is a 2nd generation Floridian who grew up in Sarasota. David attended the University of Central Florida and received a B.A. at the College of Business Administration focusing on Commercial Real Estate Investment and Corporate Finance and in 1998 he earned a Master of Business Administration from Florida State University.
There are many factors we use that go into selling a building; setting the market price, creating a proactive marketing plan, establishing feedback communication with the client, and project managing the sale from offer to close to name a few. Finding a sales price is as much art as is it science and to get it right it requires a real estate professional with an understanding of the factors that go into the value of the building. Once we establish the sales price, we develop a marketing plan which that is proactive in nature, we do not take the “list it and forget it” approach. We contact active buyers and investors in the market are in addition to our professional colleagues who may also have contacts with active buyers in the market. In addition, we publish the listing electronically and create postcards for mail distribution. Another key to our success is active communication with our clients. We keep them updated on the status of their listing and the activity that is happening with their property. Finally, once there is an interested party it is paramount that we project manage transaction from the time the offer comes in through the final signing at the closing table.
We work with many landlords in the office and retail sectors as their primary leasing agent. We actively market their vacant listing through multiple marketing channels including but not limited to commercial real estate web sites, social medial platforms, networking, mailers, and walking the neighborhoods with flyers. We provide the analytical data the owner needs to set the highest rental rate that is supported by the market. Once we have a new tenant in place, we are a resource for them in setting up their business in the new space. We have contacts to handyman, general contractors, insurance agents, real estate attorneys and other trades and professional contacts at our disposal.
